Why most roofers won't touch tile
General shingle crews break more tiles than they fix, because walking a tile roof wrong cracks it underfoot, and matching a discontinued profile takes sourcing work most shops won't do. So the owner of a $60,000 roof with one small leak keeps hearing "we don't do tile." We do: correct walk paths, matched or salvaged tiles, and repairs sized to the problem. Small tile jobs are welcome here.
The leak is almost never the tile
Clay tile lasts 50 to 100 years and its color is fired in, so Texas UV can't fade it. Concrete runs 30 to 50. But the underlayment beneath them wears out in 20 to 40 years, and that's usually what failed when a tile roof leaks. The fix is specific: lift the tiles in the affected area, install new underlayment, reset the same tiles. The roof keeps its look and most of its parts.
Hail and tile
Quality tile is impact-tested under FM 4473, the ice-ball standard for rigid materials, and concrete tile takes Central Texas golf-ball hail well. Very large stones can crack individual tiles, clay more readily than concrete, but cracked tiles swap out one at a time without disturbing the rest of the roof. Hail on tile usually means spot repairs, and it's a poor reason to be sold a full replacement.
